As a university town, Aix welcomes each year 40,000 students, a real pool of tenants for the investors. Which explains that the rents for small surface apartments in the historical center still remain as high.
In the historical center, the price per sqm varies from 5,000 up to 7,000 € according to the quality and the localization of the properties. A center divided into two parts split up by the Cours Mirabeau : on the North side, the old town, with its medieval charm, on the South, the XVIIth and XVIIIth century mansions. In the prestigious Mazarin district, South of the Cours Mirabeau, the average price per sqm may be in excess of 7,000 €, even if, at the same time, the prices of the large surface properties were eroding. On the North side, the district situated between Avenue Philippe Solari and Avenue Paul Cézanne is composed of villas and luxury residences dating back to the 70s and 80s. Ten minutes away from the center, it is still possible to find some apartments at a reasonable price. On the South side, in the district of the Beauvalle, a few minutes away from the universities, a new programme to be delivered in 2017 offers 240 two to four bedroom-apartments. A three bedroom, 57 sqm one with a balcony and a closed box will find a purchaser for 259,000 €. 5 km South of Aix towards Marseilles, you can find the village of Luynes, which has become one of the actual districts of Aix.
On the East side, the zone between the sector of La Torse and Le Tholonet remains one of the most expensive ones in the region. The real estate there is stalled : few sales have for one year now been finalized. When a purchaser shows a certain interest, the deal on the price nearly systematically turns out at his benefit. On the West side, the sector of Saint Mitre does well, though the prices have, it is true, decreased by 10%, but with rates still remaining high. On the opposite, a significant discount is to be noted in the popular sector of the Urban Development Project (ZAC), of the Jas de Bouffan and of Encagnane.
